Most rented property comes under the assured shorthold tenancy, according to which the tenant can live in the property till the end of the agreement. They can get repairs done on the property for those areas that is under the responsibility of the landlord. They have the right to get information on their tenancy within 28 days. They have the right to privacy and the landlord and any other person cannot enter the premises freely. If the landlord wants to do an inspection of the home, a 24 hours notice is required at a time that is mutually convenient for both parties.</p>
<p>All assured shorthold tenancies after April 6 2007 are protected by the Tenancy Deposit Protection (TDP) law. According to this law landlord who collect a security deposit from their tenant have to join a scheme that ensure that the tenant will get their deposit part or part of the deposit back if the landlord deems that the property is in good condition. Tenants have the right to expect their landlords to do repairs and keep the property structure in good condition as it is deemed by law to do this. Facilities such as gas, electricity, water and heating equipment must be well maintained. It is deemed by law that the landlord must posses a valid gas certificate for gas appliances. If the property is a furnished one, all furnishings must be fire resistant. In case of property that rented from the crown, which is a student residence, rented from a bed and breakfast outlet or a hostel, the tenant will not have the kind of rights that can be enjoyed in an assured shorthold tenancy. They will have only basic rights.</p>

Issues that can and are often avoided by making sure to use adequate forms and other legal documentation to insure yourself and to make sure that when problems arise you have proof that terms were agreed upon by the tenants. Otherwise you may never know how the situation will turn and the problems that could happen because of it. This is why before a tenant moves in it is important to have general house rental agreement forms and procedures in place.</p>
<p>One such form that can be used for a new tenant you are renting to is the lease agreement form. This document is typically only a one or two page form that the interested party fills out and signs. This document collects information from the tenant and also states the down payment and lease duration that the tenant will be agreeing too. It is important during this process to make sure that all questions are answered and your tenant understands what he/she is agreeing to by signing the document. After which the deposit is usually made and the renting begins.</p>
<p>There is a second form that can be used during this process if you feel like there is additional information that needs to be addressed by the tenant. Treat their friends and visitors kindly. Learning to understand boundaries and respect personal space will make the relationship much more effective.</p>
<p>Establish ground rules. Effective communication will make any relationship easier. Talk with your roommate. Set rules and guidelines for the home. These rules can include visiting hours, rent policies, use of communal property, and more. Guidelines will help both parties to understand the needs of the other person.
